The fixed-fee prices listed on this website do not constitute an offer to provide any service at the price shown, or at any other price.

 

The listed prices are base prices for the particular type of service. I reserve the right to set a higher fixed-fee price if the particular matter is likely to require more work than usual based on my evaluation of the particular facts and circumstances. Prices are subject to change.

Property Sale or Purchase Service Package: $500-1,500

I have handled many different kinds of property sales and purchases. The amount of legal work can vary considerably based on several factors. Fixed-fee price quotes are available by consultation, which you can schedule here. If I am hired to complete the transaction after a consultation, I will credit the $50 consultation fee toward the quoted price.

Lease Drafting or Review Service Package: $250

Before entering into a lease, you should make sure you fully understand the legal rights and responsibilities that it creates for you. A good commercial lease, for example, will be tailored to the property and its use, as well as to your needs. And a good resource lease may need to address coordination of multiple uses on the land. A residential lease must comply with the requirements of Oregon's Residential Landlord-Tenant Act.

 

The Lease Drafting/Review SP applies to all types of leases (see above), and includes:

  • Meet with the client to discuss major lease terms and answer questions

  • Prepare a form lease agreement tailored to the client’s needs or review an existing lease agreement to ensure it meets the client’s needs, and suggest revised language where necessary

  • Any additional work on the lease agreement done at the discounted hourly rate of $200

Easement Agreement Drafting or Review Service Package: $250

A well-drafted easement agreement can go a long way to preventing neighbor disputes and to ensuring that inappropriate land uses are prevented. This service package includes the same work as the Lease Drafting or Review SP (see above).

Water Well Agreement Drafting or Review Service Package: $250

Mark Twain’s famous quote to the effect that whiskey is for drinking and water is for fighting is about right, at least in this country lawyer’s experience. A well-drafted water well agreement can go a long way to preventing neighbor disputes and to ensuring that inappropriate uses are prevented. This service package includes the same work as the Lease Drafting/Review SP (see above).

Homeowner Association (HOA) Bylaws Drafting or Review Service Package: $250

Whether you are an HOA trying to establish or improve its bylaws, a resident in a community governed by HOA bylaws, or a prospective buyer in such a community, you should care about what’s in your bylaws. Bylaws that are fair and clear prevent a great deal of community conflict and are a basic requirement for attracting desirable new community members. This service package includes the same work as the Lease Drafting/Review SP (see above).

Real Estate Dispute Assessment Service Package: $500

Failing to timely address or resolve a dispute over real estate can permanently affect your rights to the property. If you are in a dispute with your neighbor about a property line, access rights, or planned development, you may benefit from an objective legal analysis of your position, your likelihood of winning in court, and your options for solving the problem without resorting to litigation.

 

The Real Estate Dispute Assessment SP includes:

  • Review pertinent documents and correspondence (as needed)

  • Meet with client to discuss facts and legal implications of the dispute or issue and options for resolution

  • Prepare a written memorandum explaining the legal assessment

  • Any additional work on the matter (negotiate a resolution, draft and send a demand letter, make a settlement offer, etc) done at the discounted hourly rate of $200

Conservation Easement Drafting Service Package: $5 + recording fee

I believe strongly in environmental conservation. Conservation easements are a useful tool for ensuring private land is maintained as appropriate for its unique natural resource value. I will prepare and record a conservation easement for only a single crisp Lincoln, plus whatever fee the county charges for recording the document (varies from $50-110).
